Our standard inspection will cover all standards in the American Society of Home Inspectors (ASHI) as required by the state of South Carolina. However, we offer personalized inspections, suited for any unique situation. Contact us if you have a specific request.
While being present during an inspection could be beneficial in our communication, it is not required for you to be present. This area is popular for out-of-state home buyers and we understand first hand the complications of travel and schedule coordination. We will perform the inspection, send you the full report for review and schedule a video conference to go over our findings in detail.
We recommend scheduling a Home Inspection as soon as you have a property under contract. This allows us to identify any potential issues early on and can help you make an informed decision about the purchase of the property.
If the Home Inspection reveals issues with the property, you can use this information to negotiate with the seller for either repairs or a price reduction. In some cases, you may choose to walk away from the purchase entirely.
Our standard practice is to email you a PDF of the full report. In this distribution we will also provide you with a link to a comprehensive interactive report.

YES. It is highly recommended to have an inspection on any home you plan to buy. New construction homes can often have defects and it is not required to report known defects in new construction homes. Having your own inspection you help protect yourself in this process.
